Solar installations in Scotland are exempt from non-domestic rates until 2035. Adding panels to your roof will not increase your rates bill — a hidden cost that used to weaken the business case, now gone.

No planning permission for most roofs

The Scottish Government's 2024 permitted development overhaul removed the old 50kW planning threshold. Most commercial rooftop installations no longer need planning permission — the exceptions are listed buildings and World Heritage sites.

VAT is reclaimable

Commercial installations carry standard 20% VAT (the 0% rate is residential and charities only) — but VAT-registered businesses reclaim it. It's a cash-flow item, not a cost, and we set out the timing clearly in every proposal.

The real savings come from the power you use on site — every kWh consumed saves you the full grid rate, while exports earn a fraction of that. Daytime energy users win biggest.

Warehouses & distribution

Large, unshaded roof areas and daytime operations — payback here is typically 3–6 years, the fastest of any building type.

Manufacturing & workshops

Energy-intensive daytime loads mean most generation is used on site, where it saves 20–25p+ per kWh rather than earning ~8.5p exported.

Retail, offices & hospitality

Refrigeration, HVAC and lighting run through daylight hours — a well-sized array offsets the most expensive part of the bill.

Farms & rural businesses

Steel-framed sheds take panels well, and free-standing arrays up to 12m² on business grounds are now permitted development.

3. DNO approval handled

Commercial systems need approval from your network operator before connection — SP Energy Networks across the Central Belt, SSEN further north. We submit the G99 application early so it never delays your installation.

4. Installation & MCS handover

Our in-house, MCS-certified team installs and commissions the system, then hands over the certification that unlocks Smart Export Guarantee payments for surplus power.
