An EICR (Electrical Installation Condition Report) is a thorough inspection and test of your property’s electrical wiring and fixed installations. It identifies any defects, deterioration, or non-compliance with current safety standards.
Who needs an EICR:
- Landlords — a legal requirement in Scotland. You must have a satisfactory EICR before letting a property, and it must be renewed at least every 5 years. The report must be provided to tenants.
- Homeowners — recommended every 10 years, or when buying a property, after major electrical work, or if you notice any issues
- Businesses — recommended every 5 years as part of health and safety obligations
What the inspection covers:
- Condition of the consumer unit (fuse board)
- Wiring condition throughout the property
- Earthing and bonding
- Condition of sockets, switches, and light fittings
- Any signs of damage, deterioration, or non-compliance
What you receive:
A detailed report classifying any defects by severity (C1 — danger present, C2 — potentially dangerous, C3 — improvement recommended, FI — further investigation required). We explain the findings clearly and provide a quote for any remedial work needed.
